Acquisition

We focus as much on the exit from the lease as the entry. We acquire properties on behalf of clients across the country. At the outset we agree a full brief with the client. This will include location, size, use and tenure along with indicative budgets and any particular requirements (such as planning use or specification). We conduct a full search of the market using internal and external databases, our market knowledge and extensive landlord and agent contact list. We inspect all shortlisted properties with the client and consider the issues of layout, specification and connectivity. We negotiate terms with the landlord or their agent and consider all lease terms, not only the level of rent. We prefer to attend lease meetings so we can have input on the fine detail of any agreement. When dealing with assignments and sub-lettings we will review the existing lease so that any significant practical issues can be highlighted. We consider the condition of the building and any service charge provisions, along with the existence (or not) of sinking funds. We will advise on likely dilapidations costs and general yielding up provisions. We will provide indications of the likely levels of business rates, Stamp Duty Lands Tax and legal costs. We will work closely with your solicitors and oversee the whole process to a successful conclusion. In addition we will continue to monitor the market and advise if a more suitable property becomes available. We have acquired space from 1,000 to 70,000 sq ft across London as well as nationally. We secure long term client relationships and we are especially careful to avoid and mitigate onerous lease obligations.

Disposal

Disposal – the shortest route to the best result. Commercial property disposal is undertaken at BGL Partners on behalf of clients in London as well as nationally. Following an inspection we will provide a report on the property and the prevailing market conditions. We will agree a marketing strategy and budget and, if appropriate, oversee the appointment of a joint agent. We will negotiate with interested parties and update the client on offers, the market and competing space. When an acceptable offer is submitted we will obtain standard references on the company or individual concerned and carry out an internal review with regard to Money Laundering legislation. We will assist your solicitor and oversee the matter to a successful completion, whilst monitoring any other interest. Costly marketing exercises may improve our market profile but we are cautious of spending client money unless absolutely necessary. We have concluded a wide range of disposals including redevelopment sites in Hackney, prime offices in the West End and City and medical facilities nationally. We are adaptable, focused and pride ourselves on achieving realistic goals for clients.
